About
An investment platform built around how hospitality actually works.
Neighbourhood Capital exists because Australian hospitality is difficult to invest in well from a distance. Ownership is fragmented, performance is operationally driven, and the real estate matters as much as the trade.

Why we exist
The gap in this sector is rarely capital. It is the combination of capital and capability.
Australian hospitality is one of the country's largest real asset categories and one of its least institutionalised. Thousands of venues are owned by individuals and families, frequently operating well below their potential and frequently changing hands through relationships rather than through formal processes.
Financial buyers can price these assets but generally cannot improve them. Operators can improve them but frequently cannot fund them. We built the platform to hold both capabilities in one group: an investment manager in Neighbourhood Capital, and a dedicated operating business in Neighbourhood Venue Co..
The result is that we can underwrite what a venue could become, then take responsibility for getting it there.

How we work
Four things we hold to.
Plain speaking
We describe what we intend to do and what could go wrong. We do not publish figures we cannot stand behind.
Local respect
A venue belongs to its community before it belongs to an owner. We invest without erasing what makes a place work.
Operational honesty
Hospitality is unglamorous work done consistently. We would rather be judged on execution than on narrative.
Long-term thinking
We prefer structures that keep options open over structures that force an outcome on a fixed date.

Our advantage
Operating capability
A dedicated hospitality operating platform rather than an outsourced management arrangement.
Venue-level insight
Assessment informed by how venues actually trade, not only by financial statements.
Flexible capital
The ability to consider outright acquisition, property ownership or structured partnership.
Active ownership
Involvement after completion, where value is either created or lost.
Disciplined underwriting
Consistent process, conservative assumptions and explicit downside cases.
Strategy descriptions describe intended investment activity. They do not constitute an offer of a financial product and no return, income or performance outcome is implied or guaranteed.
